A simple first step is to keep your grass mowed regularly, pull weeds, prune leggy shrubbery and fill any empty pots and planters. Consider relatively inexpensive upgrades such as stone edging for your garden beds, fresh mulch or pebbles and colorful, seasonal flowers and plants from your local nursery.

1. Commit to getting rid of one thing each day.

Starting these boxes at the beginning of your journey may make the entire process easier as you continue your downsizing projects.

Pro Tip: For those family heirlooms, consider making a list of all the items you’re ready to part with to send to your loved ones. Have them mark which items they’d like to pick up in order of which items matter most to them. This allows you to ensure these treasures are appropriately distributed and you can feel confident in selling or donating the ones that haven’t been claimed.
3. Reduce your kitchen gadgets.

Pro Tip: Are digital photos not quite your thing, but you’re looking for a way to cut back on the number of photo albums you own? With this method, you’ll only need four albums. One for all the photos from before your life (your family history, important family letters, etc.), one for your life until a pivotal moment in adulthood (when you had your children, when you moved to a location, or simply a year you choose) an additional album for that point forward (an album of your children, your memories up to today, etc.) and a final album for any other category you want to treasure (grandchildren, pets through the years, vacations, or maybe photos of locations you love.
5. Trade holiday-specific items for general seasonal choices.

These stores sell the clothing on behalf of you, so when an item sells, you earn money! How long does the staging part take?
N: From the time we get a work list on the home together to the time your home is on the market, your home can be transformed in anywhere between 1-3 weeks. Once the work on the house is complete, the staging takes place in only a day, but we typically need three days to make sure the interior photos are perfect to go live on the market and make sure your home is fully ready to sparkle online.

1. Mortgage rates are dipping to record-breaking lows, in some cases below 3%. That’s a huge motivation for buyers who might have held off to enter the market.

In the weeks before you put your house on the market, you’ll probably devote lots of mental space to this question: What home improvements should I make to prepare my house for sale?
It’s not a small issue. You’ve invested a lot in your house. And you want to get the best possible return on that investment.
Your instincts might push you to tackle the things that have bugged you for years. Maybe you’ll want to knock out a wall to expand a bedroom closet. Or add a skylight to brighten a bedroom. Maybe add a deck or patio.
Some of those ideas might work. <a href="https://www.donnakerrgroup.com/sellers/track-record/">But after many years of helping sellers get great returns </a>on residential properties in Montgomery County, I can say this: probably not. There are better ways to spend your money.

In general, when considering renovations that would pay off most in a sale, we think of three:
Kitchen Makeover
Potential buyers make a beeline for the kitchen. Can you blame them? The kitchen is where they spend the most time, not only as a family but when entertaining. We’ve all noticed that when guests arrive, they seem to congregate in the kitchen.
But here, as with other renovations, it’s important to invest wisely. You don’t want to overspend. Sinking $50,000 into a kitchen makeover is not going to help your bottom line. <a href="https://www.donnakerrgroup.com/blog/update-your-kitchen-with-these-simple-and-effective-changes/">On the other hand, you want your kitchen to be, as we say, “trend forward.”</a>

What does that mean? I’d say skip the granite countertops. These days, stone is still popular, but quartz is a better investment. I’d also recommend increasing your kitchen storage. Buyers want to minimize clutter, so consider cabinets that extend all the way up the ceiling. Make sure the doors on adjacent cabinets don’t knock into each other. Believe me, buyers notice when something isn’t functional.
Choosing the best kitchen floor often depends on the décor in adjacent rooms. But, in most cases, it’s a good bet to stick with hardwood or vinyl planking, which is extremely durable, especially if you have kids or pets. And if you’re replacing appliances, I suggest stainless steel or black over white, which doesn’t wear as well.
Speaking of kids … kitchen islands are great if you have the space. Buyers love to imagine themselves cooking while their kids are plunked in stools around the island. But I don’t recommend islands with stovetops; buyers often see that as a safety risk.
Bathroom Upgrades
After sizing up the kitchen, lots of buyers head to the bathrooms – particularly the master bath.
And here again, we get it. Nobody wants an outdated bathroom that’s crammed or, worse, stained and dingy.
If your bathroom is old, we don’t necessarily recommend a complete renovation. That can get very expensive. Often a few modest updates can give a bathroom a needed dose of newfound energy and shine.

If you have the space, consider adding dual sinks; lots of younger buyers appreciate that feature. Another possible upgrade is treating your shower to new glazing as a way to get rid of dull, stubborn stains. New, modern lighting is also helpful. So are updated fixtures and a new, larger mirror.
None of these improvements are cost-prohibitive. But taken together, they can make a huge difference – and a create a fresh impression for buyers.
Basement Improvements
Last on the list: the space down below. Lots of families, particularly those with kids, are looking for room to play. If your basement is already finished, you probably don’t need to worry. A fresh coat of paint, some carpeting and a general clean-up is usually sufficient.
On the other hand, if your basement is nothing but wall studs and a concrete floor, I’d <a href="https://www.donnakerrgroup.com/sellers/out-of-state-seller-sells-for-more-in-6-weeks/">recommend taking steps to make it an actual room.</a> Here again, vinyl plank flooring can work great, and some thoughtfully configured walls can turn a sterile box into a warm den. And there’s no need to go nuts with a flat screen TVs or ping-pong table. That’s the kind of stuff that buyers love to add themselves.

The neighbors up the street are selling their house. They just moved in last summer, but they’ve done a lot, you’ve heard — completely redoing the kitchen and remodeling the attic. The For Sale sign out front carries a familiar corporate logo -- but also the whiff of an anonymous discount broker.

On Sunday, you notice signs pointing to the open house. You also learn the listing is $1.1 million. Did they price it themselves, too? Uh-oh, you think, that house is going to sit on the market forever.
I can tell you with almost 100 percent certainty that the owner of the house is using a discount broker — and the kind that doesn’t do much more than list it on the Multiple Listing Service (MLS).

I’d guess, too, that the owners are worried about getting their money back after brief ownership. They’re probably thinking a discount firm will help them save on the commission.
Yet in the long run, they might not save at all. In fact, they probably won’t net as much as they might have with a full-service Realtor.
But let’s not get ahead of ourselves. First, let me explain the difference between a discount broker and a full-service real estate firm, like the Donna Kerr Group.
In a traditional home sale, about 5% to 6% goes to commissions. About 50 percent, or 2.5% to 3%, goes to the listing broker while the other 2.5% to 3% goes to the agent that brings the buyer.
But in recent years, there’s been an increase in the number of alternative real estate brokerages that charge less than the traditional rates. The services they provide can range a lot. Rarely, however, do they meet the same service standard as a full-service firm.
Some discount brokerages work by taking a discounted percentage of the sales price at closing. That can be as low as 1% in some cases. But don’t forget that you’ll still need to pay the buyer’s broker half — usually 2.5% to 3%.
Rather than a discounted commission, other companies charge you a flat fee, and some make you pay that fee upfront before your house sells. That fee can run into the thousands of dollars. But here again, you’ll still have to pay a fee to the buyer’s broker.

2. The next pro that comes with selling first is not having to juggle the responsibilities and payment obligations of two mortgages at once. Qualifying for, and paying only one mortgage will give you more purchasing power for your new home and less money going out every month.
3. Knowing the final sale price and how much you will net from the sale will help determine how much you can afford to spend on the next house. You won't have to worry about overestimating or underestimating your proceeds because you'll know exactly how much you will be getting and you can base your budget for the next house on real numbers. Knowing your numbers usually reduces stress.
4. You won't have the pressure to lower your sale price to fit into a deadline. If the deadline of possession on your new home is looming, you may feel forced to lower your selling price in a decision made out of panic. This situation will result in a very happy new buyer and less money in your pocket.
5. The last pro of selling first is you won't have the pressure of a deadline to sell. If you can't get the proceeds you need in order to make the move, you have the option to wait for the right time and the right price without having to pay two mortgages.
The Downsides of Selling Your Home Before Buying
There are certainly a lot of pros that come with selling your home first- but what are the associated risks?
1. If you sell your home before buying a new property, you may be forced to move twice. Selling before buying means you may not have a place to live once you go to settlement on the sale. So where will you live if you haven't bought a new home yet? Will you want to go through the process of moving your possessions twice? Some families find a short-term rental to live in or move in with family, storing their possessions until they are able to buy and move into the new house. Clearly, this is not ideal. Although we've never had a homeless client, we find that potentially being homeless, or moving twice, is what worries our clients the most. No one wants to live in their car!

2. One way to avoid the potential of moving twice is to negotiate a post-settlement occupancy agreement in your sale contract. Although it's commonly known as a "rent-back," there's no landlord/tenant relationship between you and the new buyer of your home; it's a license to remain in the property for a period of up to 60 days following settlement. You'll have to pay a refundable deposit and your license fee ("rent") at settlement, but this option can give you enough time to find and move into the next house before you have to move out of your old house. However, it might weaken your negotiating power if it's not convenient for the buyers to allow you to remain in the property after settlement. Although there's some downside with adding a "rent-back" to your sale, this can be a great compromise if you have to sell first. 3. To sell for the highest price quickly, it's best to present in its best showing condition. You might find, however, that it's difficult to keep a pristine home while living in it when it's the market for sale. Even more so with children or pets. Additionally, many home sellers require some work to be done prior to sale. It's often much easier to do things like paint and refresh a kitchen or bath when you are not living in the property. Don't worry though, if you need to sell while living in the property. We've helped hundreds of families navigate this challenge and have all the resources to make it go smoothly.<br /><br />4. Another potential downside of selling first is the pressure to find a new house quickly. You want to ensure that you have the time to find your new home--the perfect fit for you and your family. Once you sell, you'll have to move fairly quickly so you might feel pressured to compromise in order to avoid being homeless or moving in with the folks.
5. Lastly, if your dream home comes along before you've sold, you may miss your opportunity to purchase it.
Buying a New Home Before Selling Your Existing Property
Now, let’s look at the prospect of purchasing your next home before selling.

1. The biggest advantage of buying first is only having to move once. The process of moving your family (and all their possessions) is a daunting task. Doing it more than once in a short period of time can be trying and costly.
2. If you <a href="https://www.donnakerrgroup.com/buy-with-dkg" rel="noopener" target="_blank">purchase your new home</a> before selling, there will be no pressure when searching for your perfect match. Since there is no deadline, you can browse the market without stress and find a new home that truly fits your lifestyle, "must haves," and "wants" in your own time.
3. Getting a house ready for sale and keeping it in pristine condition so that it can be shown at a moment's notice takes a lot of work and can be inconvenient, especially if you have children or pets. Our clients find that one of the biggest advantages of buying first is the ability to move to the new house and hand the property over to us for the sale preparation. You won't have to worry about decluttering, living through the preparation of fix-up work and staging, and cleaning up every day that the property is on the market. 4. You may have to do some work to your new home to get it just right. Painting and refinishing wood floors is so much easier in a vacant property. If you buy before selling, you'll have the option of getting work done to the new home while living in the old one. Work usually goes much faster when the house is empty which translates into better pricing for you. It also eliminates the hassle and inconvenience of living in the house while the work is being done.
The Downside of Buying Before Selling a House
1. If you haven't sold your home before buying, the down payment for the new house will need to come from funds other than the equity of your home, which will temporarily impact your reserves. If you don't have enough cash in savings or checking for a down payment and buyer closing costs of the purchase, you may be able to borrow it from your retirement plan or get a bridge loan, essentially letting you borrow the equity that's in your current home.
2. When buying before selling, you'll have to qualify for carrying two mortgages at once. The combined total of both monthly mortgage payments will be used to calculate the financial ratios to approve your loan, even though you will be selling your old home. This could limit the desired purchasing power for your new home if your ratios are too high. You might also have to pay two mortgage payments for a few months unless you buy the new house contingent on the sale of your old house. Having a home sale contingency in your purchase contract means that you won't be obligated to purchase the new house unless the old house sells. This approach can work if the real estate market is buyer-driven and it's hard for sellers to find buyers or if you are willing to pay a premium in price. When inventory is low, however, or it's a seller-driven market, most sellers will not accept an offer contingent on a home sale.
3. Since you don't know the exact selling price because you haven't sold, you may over- or underestimate your sale proceeds which could affect your budget to purchase. Overestimate your proceeds, and you may have bought a house that's too expensive for your budget. Underestimate, and you may have passed on a house you thought was too expensive.
4. Now that you've bought, you'll want to sell your existing property quickly. This can create pressure to avoid paying two mortgages and possibly result in you accepting a low offer prematurely.
